TERMS & CONDITIONS for UK BMV DEALS

All ONE WORLD PROPERTIES of 1 College Green, Tywyn, Gwynedd, LL36 0DE (herein OWP) deals are supplied with either a RICS valuation or a valuation guarantee unless otherwise stated and are sold on a strictly 'first come, first served' basis. A deal is sold to you on the basis that you will aim to complete the purchase within 4-6 weeks. In consideration of the BMW purchase price, this is our promise to the vendor.

OWP charges a flat 2% finder’s fee, (there is a minimum charge of £2000) as a finders fee (herein referred to as "Finders Fee") for each deal sold. Of the Finders Fee, £1000,(herein referred to as "Reservation Fee") becomes immediately due after a buyer agrees to purchase one of OWP Packaged Deals and has obtained verbal or written confirmation from a mortgage broker of the buyer’s decision in principle given from the lender. Should you agree to purchase one of our deals, we will RESERVE the property for you for 48 hours while you obtain a decision in principal. The balance of OWP Finders Fee is due at least 5 days prior to completion taking place. A receipt for the reservation fee and the assignment of the option agreement for the property will be sent to your solicitor and will be sent to you within 48 hours.

Where a guarantee is offered OWP will refund 50% of your valuation fee and all of your Reservation Fee if the official valuation figure provided by the mortgage lender is 5% or lower than OWP have stated the market value to be. 50% of the valuation fee and the full Reservation Fee will also be refunded should the sale fall through due to no fault of the buyer.

To obtain your refund, OWP must receive written, email of faxed confirmation of withdrawal from the purchase within 24 hours of receiving the valuation figure. However, should you still proceed with the purchase after a lower valuation has been issued by the lenders values, the Reservation Fee will become due again.

If the buyer pulls out after agreeing to buy a OWP deal, the Full Finders Fee will be due, as we often reimburse the seller for any inconvenience caused by not being able to complete on their home sale quickly, as agreed.

Viewings of the property can be arranged through OWP. Costs quoted are for guidance only and may vary. OWP does not accept responsibility for any expenses or losses incurred by you.

The Market Value quoted is taken from our desk-top valuation or a RICS valuation on the property, unless otherwise stated, and will be confirmed by the lender's valuer. No information presented in these particulars and/or displayed on OWP web sites constitutes or forms part of a contract, with the exception of the stated terms and conditions. On agreeing to buy OWP Packaged Deals and signing below, you are agreeing to cover the vendors solicitors costs, (as stated on the deal reference), as well as agreeing to the above terms and conditions.
