Where is Montenegro?
The technical term is it's in South Eastern Europe, between the Adriatic Sea and Italy. In layman's terms, it’s below Croatia and to the right of the lower part of Italy and not in the Caribbean.
Roughly speaking it about 270km square with a population of 600,000 (less than Croydon to put it into perspective). Montenegro was originally part of Yugoslavia where countless people have holidayed for years; in 2006 they separated ties with Serbia and are now heading toward full EU membership by 2012.
It's rustic, rural, unexplored and steeped in culture and history. With English widely spoken along the coast especially in the main tourist areas and its generally easy to make yourself understood by hotel staff, waiters, taxi drivers and shop keepers. Direct flights are available from the UK with Montenegro airlines operating a new service from June 2008
The really stunning beaches in Montenegro are from Bar onwards including the 13 kilometers stretch of beach known as Long Beach in Ulcinj in the far south of the country. This beach is two to three hundred meters wide in places and is known to be one of the most beautiful beaches in the whole of the Adriatic. Lord Byron famously wrote:
'At the birth of our planet, the most beautiful encounter between the land and the sea must have happened at the coast of Montenegro. When the pearls of nature were sown, handfuls of them were cast on this soil.'

Some say that Montenegro will become the new Monaco, it’s been know as “The Pearl of the Adriatic”, many poets, artists and writers have been inspired by the country.
When we heard about Montenegro about 3 years ago, we just had to go and see it for ourselves. People who wrote about it always described the country in really colorful terms: 'Stunningly beautiful' 'A magical Land' and so on.
When we eventually visited in October 2006 we were not disappointed by what we found. The mountains, blue skies, lakes, beaches and rustic buildings blend beautify to create a country that really must be experience.

Plots For Sale: Land near Bar
Good News! The law changed recently in Montenegro to allow foreigners to buy plots of land up to 5000 sq. meters without having to form a limited company.
We currently have 3 parcels of land for sale in a stunning mountain location, with a sea view, 4 kilometers inland from Bar, in the South of Montenegro.The location is to the side of a tiny village called Tudemili. The land is just off to the road which links Bar to the beautiful Skadar Lake, which is about a 20 minute drive.
The land has its own water supply from a spring and a stream as well as having electric nearby. Two of the parcels have objects (a ruin or a footprint) on the land which will give the owner an opportunity to build on the footprint without needed planning permission.However, this area does not currently come under the ‘Urban Plan’, but this is in the pipeline and obviously, the value of the land will rocket when the plan has been completed.We are marketing these parcels at just 25-35 euros per sq mt.This is about 30% below market value. Comparables can be found at Someplace Else. They have plots for sale at 40-45 euros per sq mt.
In areas where the Urban Plan is in place, land currently sells at 150-300 euros per sq. mt so the investment potential in Tudemili is excellent. Building cost are still relatively low in Montenegro, but property prices are high, especially along the coast and the lakes. Typically new costal properties sell at 2000-3000 euros per sq mt and 1200-2000 euros per sq mt for inland property.

ParcelONE:1700 sq mts @ 35 euros per sq mt = 59,500 euros . Flat land on one level, with a 50 sq mt semi-detached ruin.With easy access spring water on the land and electric a few meters away. We suggest 2 options for this. A/ Restore the ruin and extend it, this would leave you a fantastic large garden area to enjoy the stunning views. B/ Plan a development of 6-8 small villas or 8-12 apartments with a shared pool.
Parcel TWO: 2152 sq mts @ 35 euros per sq mt = 75,320 euros.Flat land on 2 levels with a 25 mt footprint. The views from this parcel are stunning all around.Easy access from the road with spring water & stream close by, electric a few meters away.We suggest dividing this into 5 plots of 430 sq mt and build 200 sq mt (100 sq mt footprints) detached villas with swimming pool. We have some images & ideas.
Parcel THREE: 741 sq. mts @ 25 euros per sq mt = 18,525 euros.Flat land in a lovely olive grove location about 20 mature trees and uninterrupted views towards the sea.We suggest building one 200 sq mt villa with a pool alternatively,trying to acquire the land in front of it of about 800 sq mts, which should be easy and you would then have space to build 2 or 3 villas.

Opportunity, low risk, high returns, emerging markets are of course the usual initial criteria that investors look for before making any commitment and Montenegro is no different to many other opportunities in these aspects. Montenegro benefits form some of the most beautiful fjords, rivers and lakes in Europe.
The South of the country is dominated by Lake Skadar the biggest lake in Europe which supports over a thousand species of wild birds. Its specific and beauty reveals in rich flora and fauna. The Lake is an important habitat of water birds, in fact the rare curly pelican is the mark of National park.
The coastline is dominated by Fjords, bays and inlets and is one of the most beautiful coastlines on the Adriatic, the country itself is alive with rivers. The source of many of these rivers are natural springs uniquely rich in minerals. The mineral water from Bjelo Polje, known as women’s water is rich in sulphur and reputed to have miraculous affects on women infertility.
The canyon of the wild and untamed beauty of the Tara River is surprisingly the second deepest in the world, after the Grand Canyon. During centuries this “ Tear of Europe” got this art masterpiece of priceless value, creating numerous breathless gorges and river sinks. Waterfalls and calm parts of the River Tara give the impression of fairy scenery. It's banks are full with vegetation and special forests of black pine trees that are over four hundred years old.
