We are flexible and will do as much or as little as you need. We will not recommend property that we would not invest in ourselves.Essentially, property that would not meet our criteria for a sound return and future capitol growth.
The first step is to have a free preliminary meeting – either in person or by speaking to you on the telephone or via email. The aim is to get a thorough understanding of your specific requirements or for us to give you some pointers as well as to discover what you are looking to achieve long term. If you decide to use our service we charge a token instruction fee to cover our research and admin costs. Only if you decide to complete a purchase will we charge our success fee.
Quite simply, following an appraisal, we will begin to source for you, suitable properties that meets your criteria. We will thoroughly research the current market, previewing properties on your behalf. We proactively source properties which are being openly, as well as quietly marketed through estate agents, our own finders and private sellers. We forward feedback to you on each of the properties found that closely matches your criteria. We then compile a shortlist of potential properties which we feel matches your requirement.
3: Achieving the right deal.
These finds are likely to be well below market value and will achieve yields better than 6% when rented out.No matter what your age or your circumstances, we will try and find finance for you, if you require it.
4: Area details and orientation days.
If you are not familiar with a district in the U.K. or overseas that we are searching, then ONE WORLD PROPERTIES will provide you with details of that area or country and other locations we feel will meet your requirements. If you require it, we will take you on an area orientation day. (UK only)
5: Accompanied viewing's and inspections.
At your convenience, we will take you to see all shortlisted properties so that you can choose the very best one for you. This need only take a day of your time, and sometimes takes less than that. Indeed, for many of our clients this is the sole amount of time that you need to spend on your property search. With overseas properties it may be possible for us to organize a subsidized inspection trip. Rest assured though, we will continue searching until we find your ideal property, regardless of our initial shortlist.
6: Property Selection and Negotiation.
Once you have chosen the right property, we will conduct all the negotiations in order to ensure that you secure the property and the finance. With our negotiation skills we will help you to buy below market value which will easily cover any fees.
7: Ensuring Completion.
Once an offer has been accepted, we will proactively liaise with all parties involved in the property buying process - Estate Agents, Private Vendors, Lawyers, Surveyors etc. overseeing the entire process providing a pain free service through to completion. If you require finance, once you have received an offer in principal, the lender or their agents will liaise directly with you, although we will be overseeing the process. Our success fee is only payable on exchange of contracts.
8:Letting the Property.
Depending on the location, if you are seeking a tenant our residential lettings can help. We keep a list of carefully vetted prospective tenants who are actively seeking accommodation. We can produce a Shorthold Tenancy Agreement, Inventory, Section 21 and any other legal requirements for letting your new property. In addition to this we can carry out quarterly inspections, collect rent, organize maintenance etc.
