The One World
Properties team is headed up by Iain Paterson, who has over 25 years
experience in buying and selling properties while running a
successful manufacturing company in the West Midland. Now based in
Mid Wales, Iain has now moved to sourcing, investing, developing and
selling properties full time while running a successful residential &
holiday lettings agency with wife Liz Paterson. Iain's experience has
included large scale refurbishments of residential and commercial
units, change of use, light residential refurbishments, lease option
deals, HMO's, care home developments and purchases abroad.
Through a growing
reputation and a growing business One World Properties has in true
family business style, employed son Scott Paterson with a background
in building surveying and partner Sarah Philips who together have
experience with HMO properties in Nottingham student areas.

Step ONE
We source the
properties & Due diligence:
On every single
lead we generate either through our vendors website, leaflet drops
or word of mouth. We carry out due diligence concentrating on the
true market value of property by looking at local sold prices, local
for sale prices and local market trends as well as any specific
features of the property, in order to ascertain a realistic market
value
We carry out the
exact same due diligence in order to ascertain a realistic rental
value for a property. Enabling us to calculate accurately a
properties cash-flow and yield values, which are of paramount
importance in any property investment.
We are confident
in any values we quote so much so we offer a valuation guarantee.
WE
WILL REFUND 50% OF YOUR VALUATION FEE AND ALL OF YOUR RESERVATION
FEE IF THE OFFICIAL VALUATION FIGURE PROVIDED BY THE MORTGAGE
LENDER IS 5% OR LOWER THAN OWP HAVE STATED IT TO BE.
Step TWO
We package the deal:
Once the due
diligence is complete we negotiate directly with the vendor for them
to sell their property at reduced price. This is part of our key
investment criteria and the deal will not proceed if the numbers
don't stack up.
In order to
package a deal it must fit our key criteria which is as follows;
The vendor must
agree to sell at least 25% BMV (30%) in many areas
Must have a
yields above 6% but we aim for 8%
Must have a
positive cash-flow that overs the mortgage by least 125% but again
we aim higher
The property must
have a long term capital growth potential. This is helped by
acquiring property at 25% BMV and enables you as an investor to
make excellent returns weather you invest for the short, medium or
long term.
